About Laguna Niguel

What it’s like to live in Laguna Niguel.

Laguna Niguel sits in the San Joaquin Hills, close to the ocean, and it was one of California’s first master-planned communities. The Laguna Niguel Corporation bought the old Rancho Niguel land in 1959 to build it, and the city incorporated on December 1, 1989.

The original plan set aside a lot of land for parks, and it shows. Over a third of Laguna Niguel is public open space, spread across dozens of city and county parks. Its main roads are designated scenic highways with landscaped medians and separate trails, and the hills give many homes a view.

Parks and the lake

Laguna Niguel Regional Park covers 227 acres and includes Laguna Niguel Lake, used for fishing and boating, plus trails and courts. Crown Valley Park has the city’s main sports facilities. Aliso and Wood Canyons Wilderness Park borders the city on the west.

Neighborhoods

Most of the city is residential, on hilly terrain from near sea level up to Niguel Hill. Neighboring cities include Dana Point, Laguna Beach, Aliso Viejo, Mission Viejo, and San Juan Capistrano, so the beach is close.

Getting around

I-5 runs along the eastern edge with interchanges at Avery Parkway and Crown Valley Parkway. The 73 toll road links Laguna Niguel to the 405 in Costa Mesa, and the Laguna Niguel/Mission Viejo Metrolink station is near I-5.

Schools

Capistrano Unified serves Laguna Niguel. Niguel Hills Middle School is in the city, and high schoolers typically attend Aliso Niguel High (in Aliso Viejo) or Dana Hills High (in Dana Point).

Homes and HOAs

Housing in Laguna Niguel.

Laguna Niguel has tract homes from the 1970s through the 1990s, hillside and view homes, condos and townhomes, and some gated communities. Lots on slopes are common, which is worth understanding before you buy.

Many neighborhoods have an HOA, and some gated communities have higher dues. I’ll review the disclosures with you so there are no surprises.

Buying in Laguna Niguel

A few tips from me.

  • On hillside lots, ask who maintains the slopes and what the HOA covers.
  • Confirm HOA dues and what they cover, especially in gated communities.
  • Drive Crown Valley Parkway at rush hour if you’ll be commuting on I-5.
