Ladera Ranch is a master-planned community just outside the Mission Viejo city limits. One thing that surprises people: it isn’t a city. Ladera is unincorporated, which means it’s governed by the Orange County Board of Supervisors (Fifth District) rather than its own city council.
Day to day, the community association does a lot of what a city might. The Ladera Ranch Maintenance Corporation (LARMAC) manages the common areas and architectural standards, and Ladera Ranch Community Services runs events and programs. If you like a polished, organized neighborhood with something going on every weekend, Ladera delivers.
Villages
Ladera is divided into nine villages: Oak Knoll, Bridgepark, Flintridge, Township, Wycliffe, Echo Ridge, Avendale, Terramor, and Covenant Hills. Each has its own neighborhoods by different builders. Covenant Hills is the only gated village.
Amenities
There are themed clubhouses, a private water park and skate park, 18 community parks, a dog park, neighborhood pools, greenbelts, and miles of hiking and biking trails that connect toward Doheny Beach. The Mercantile East and West shopping centers handle everyday errands.
Getting around
Ladera sits between Mission Viejo, Rancho Mission Viejo, and Las Flores. Crown Valley Parkway and Antonio Parkway connect you to I-5 and the 241 toll road.
Schools
Capistrano Unified serves Ladera Ranch. Chaparral and Oso Grande are elementary schools, and Ladera Ranch School combines an elementary and a middle school on one campus. High schoolers attend San Juan Hills High or Tesoro High, depending on where they live.
Housing in Ladera Ranch.
Most homes in Ladera were built from about 1999 on. You’ll see detached single-family homes, many with front porches and courtyard-style plans, along with townhomes, condos, and larger homes in Covenant Hills.
Every homeowner is a LARMAC member, and many neighborhoods also have a sub-association. Ladera is also known for Mello-Roos (Community Facilities District) taxes on many tracts. The amount varies by tract and year, so I always pull the actual property tax bill for any home you’re considering.
A few tips from me.
- Get the exact Mello-Roos amount from the tax bill, not an estimate.
- Ask which high school serves the address: San Juan Hills or Tesoro.
- Walk the village you like on a weekend. The community feel is a big part of what you’re buying.
