Aliso Viejo became Orange County’s 34th city on July 1, 2001, and it’s still the only city in the county incorporated since 2000. Voters approved cityhood with more than 93 percent in favor.
It was planned on land that was once part of the Moulton Ranch, with a central business park and town center so that every home would be close to work and shopping. Today it feels compact and well organized, with the San Joaquin Hills on one side and wilderness park on the other.
Outdoors
Aliso Viejo borders Aliso and Wood Canyons Wilderness Park, and the original plan dedicated thousands of acres to it. Aliso Creek forms part of the border with Laguna Niguel.
Community
The Aliso Viejo Community Association was the first community-wide association of its kind in California, and it runs many of the city’s parks and facilities. Soka University of America is also here.
Getting around
The 73 toll road runs through the city toward Irvine and the 405, and I-5 is a short drive east through Laguna Hills. Laguna Beach is just over the hills.
Schools
Most of Aliso Viejo is served by Capistrano Unified, including Aliso Viejo Middle School and Aliso Niguel High School. A small area along El Toro Road is served by Laguna Beach Unified.

Most homes date from the 1980s through the early 2000s. Aliso Viejo has a lot of condos and townhomes alongside detached single-family homes, which makes it a common first stop for first-time buyers in South County.
Nearly every home is part of the community association, and many also have a neighborhood association. Some newer tracts may carry Mello-Roos. We’ll confirm all of it before you make an offer.
A few tips from me.
- Compare HOA dues carefully. Two similar condos can have very different monthly costs.
- Confirm the school district for addresses near El Toro Road.
- If you want trail access, look near the wilderness park edges.
